The Town of Lyman may have had very humble beginnings as a small farm town, but it has blossomed into a town whose slogan says it all “small town charm, big city services…”

The Planning & Zoning Department is responsible for the implementation of the Zoning Ordinance and Land Development Regulations, which dictate acceptable methods of land use for properties located within the Town of Lyman. The goal of our department is to ensure that development is conducted in a responsible way that promotes the overall health of the Lyman community.

Interested in updating your property? Here are some important things to know :

  • All Accessory structures (pools, fences, sheds, carports, garages, etc.) need zoning approval prior to installation to ensure that the size and location of the structures complies with Zoning Regulations. You will need to submit a Zoning Compliance Application: Accessory Structure application and a site plan illustrating your property in its current state and the location of the new structure.
  • Per Section 8-1 of the Town of Lyman Code of ordinances, all Contractors or Businesses hired to assist you in your property updates are REQUIRED to have a Town of Lyman Business License prior to conducting any work.   • CC&I Services serves as the Town of Lyman Building Department. They issue all permits, Certificates of Occupancy, and schedule all inspections.
    • All new homes require plan review and plans should be submitted with permit application.
    • All commercial projects require a plan review prior to permit issuance. Plans should be submitted with permit application.
    • To schedule inspections, call the office at 864-586-6111 ext 3. All Requests must be received by 4 pm for the next business day inspection.

The Town of Lyman is currently accepting applications for a position on the Planning Commission.

The Town of Lyman is currently accepting applications to fill one vacant seat on the Planning Commission.

The Planning Commission is a five-member board that serves in an advisory capacity to Town Council on matters related to planning, zoning, land development, and growth within the Town. The Commission reviews development proposals, zoning amendments, comprehensive planning matters, and other planning-related issues and makes recommendations to Town Council.

This is a volunteer position and members do not receive compensation for their service.

When fully staffed, the Planning Commission consists of five members and generally meets once per month on the fourth Tuesday evening of each month at 6:00 p.m. Additional meetings may be called as needed.

Residents who are interested in serving their community and contributing to the future growth and development of the Town of Lyman are encouraged to apply.

The Board of Zoning Appeals is responsible for the review of appeals of alleged administrative errors, requests for variances due to unnecessary hardship, and applications for special exceptions, as defined in the Town of Lyman Zoning Ordinance. The Board consists of five members and meets on an as-needed basis, with all meetings publicly noticed in accordance with state law.

The Board of Zoning Appeals is responsible for the review of appeals of alleged administrative errors, review requests for variances for relief from unreasonable hardship, and review uses by special exceptions, as defined in the Town of Lyman Zoning Ordinance. The Board consists of five members, and meetings are held as needed. Notice for all meetings is posted at least 24 hours in advance.
